If you think you’ve missed a billing statement, here are a few possible explanations.


###Late Payment###

Did you pay on time last month? 
Missing your payment due date can lead to delays in your next statement. 

Remember, if you [sign up for AutoPay] (/servicing/payments/autopay/new) you’ll never have to stress about remembering your payment due date. Please note that you cannot sign up for AutoPay if you have any outstanding late payments or fees on your account, which you can pay online.

###Address Update Needed###

The postal service may return mail we send to you because of an address issue but you can [verify and update your address] (/servicing/settings) to make sure this doesn’t happen. 

Concerned that your statement was lost in the mail? You can securely view, download, and print all your documents from the [“Statements”] (/servicing/statements) section of your online account. Remember, when you [sign up for Paperless] (/servicing/account/communication), you’ll always be notified when your statements are available online.

###Recently Changed Address###

If you change your mailing address, it may not take effect until your next billing cycle. 
This may cause you to miss one statement while the change is processing. All future statements will go to your updated address until you update it again or sign up for Paperless.

###Recently Transferred Loans###

If your loan was **recently transferred** to us, your first statement may be **slightly delayed** due to the transfer process. We’ll send you your first statement **within 30 days** of your transfer date. 

Once you’ve [registered for online access] (/accounts/new), you can view your statement information any time. Also, please remember we do not charge late fees for 60 days from your transfer date.

###Bankruptcy Accounts###

We send monthly statements to accounts that are in active bankruptcy (subject to certain limitations under federal law). This includes accounts that have received a discharge order from a bankruptcy court. 

If you no longer wish to receive a monthly statement, please send a written request to the address below. The address is also included in the monthly statement under the “Important Messages” box.

###Incorrect Interest Reported###

If you believe your interest was reported incorrectly, please review your payment history to see how and when your interest payments were applied. If you see any discrepancies, please [contact us] (/contact_us) so we can research the payments.

###Finding Previous Year-End Tax Statements###

On the [“Year-End Tax Statements”] (/servicing/statements/tax) page, select the dropdown to choose which year you want to view.

**_Note:_** If you were with a different servicer previously, you’ll need to contact them for the statement(s).

###Form 1099-INT Not Received###

If you didn’t receive a 1099-INT, it’s because you were either:
- paid **less than $10.00** in accrued interest in your escrow account; or 
- your interest income was **paid on or after January 1st.**

Therefore, you won’t receive one until next year.

###Missing Name on Year-End Tax Statements###
[Indent]
If you signed the Note but your name isn’t on the year-end tax statement or 1098, here’s why: Only the primary borrower’s Social Security Number is reported.

To switch the order of the names and the reporting for future statements, you’ll need to complete an [Affiliation Change Agreement] (/reference_documents/cooper_affiliation_change_agreement.pdf).

###Name or Address Change Effects on Year-End Tax Statements###

If your name and/or address changed from what’s shown on the year-end tax statement, it doesn’t affect the reporting to the IRS, so you don’t need a corrected 1098.

###Tax or Insurance Amounts Lower than Expected###

The amount on your year-end tax statement is based on disbursements—payments from your escrow account—minus any refunds received.  

You can verify any amounts paid for taxes and/or insurance by looking at the payment history on your previous monthly statements or by contacting your taxing authority or insurance company.

Problems with Year-End Tax Statements

Your statement will be [available online] (/servicing/statements/tax) around the middle of January, leaving you plenty of time to reference it for filing your taxes.

If you are not signed up for Paperless, your statement will be mailed to you by January 31st.


###Form 1098 and Form 1099 Differences###

The **Form 1098**—also known as Mortgage Interest Statement—is used to report the amount of **interest** and related expenses **you paid** on your mortgage during the tax year. 

The purpose of a **Form 1099** is to record types of **income received** from sources other than your employer, the discharge of a debt, or to notify that an event took place. 

There are several types of Form 1099, but these are the only types we would send you, if necessary:
- **1099-A:** Used to alert the IRS that an event took place (foreclosure, deed in lieu of foreclosure, etc.)
- **1099-C:** Needed when a debt is cancelled, forgiven, or discharged.
- **1099-INT:** Needed when your escrow account earns $10 or more in interest during the previous year. 
- **1099-MISC:** Needed when clients received $600 or more in cash benefits.

###Refinanced and Transferred Clients###

You’ll receive two statements, one from each servicer, for each separate loan number.     

- **Transferred:**    
You may receive two statements, one from each servicer; or you may receive a combined statement.
