New Wildfire Insurance & Tax Relief Announced for California Residents

As the California Wildfires continue, insurance and potential property-tax relief is on the way. The California Department of Insurance has announced that a one-year moratorium on homeowners insurance cancellations and non-renewals will now reach more residents. Additionally, the Los Angeles County Assessor Office has announced disaster assistance.

Here are some top things to know—including how Mr. Cooper can support your insurance claims process—and information on new resources.

Insurance Relief

Who is protected by the moratorium

The expanded insurance moratorium “shields those within the perimeters or adjoining ZIP Codes of the Palisades, Eaton, Hurst, Lidia, Sunset, and Woodley fires in Los Angeles County for one year from the Governor’s January 7 emergency declaration regardless of whether they suffered a loss.” The goal is to ensure residents don’t have the added pressure of finding a new insurer during this time of need.

That said, if you’re not currently under the moratorium, watch for continuing updates as more Zip Codes may be added. Insurance Commissioner Ricardo Lara is also asking (but not requiring) insurers to stop pending non-renewals and cancellations for properties situated near the fires. 

Over and above this, check with your insurer about any evacuation benefits you’re eligible for and payment grace periods. The Commissioner is asking insurers to extend grace periods beyond the standard 60 days.

What property-tax relief is available?

The Los Angeles County Assessor Office has announced:

In a press release, County Assessor Jeff Prang added that property damaged by wildfires or windstorms may be eligible for temporary relief. More details and important links are provided in the full announcement below.

Additionally, the County of Los Angeles is asking mortgage servicers and lenders to explore property-tax relief options with customers. (If you’re a Mr. Cooper customer, we will notify you about options as details are available.)

Beware that the Assessor’s Office will not charge you a fee for their assistance. They warn that you should be cautious of any people or organizations asking for money for property-related services.
